Lagos State Housing Initiatives Boost Employment and Resolve Real Estate Disputes
The Lagos State Ministry of Housing has reported significant achievements in job creation and dispute resolution within the real estate sector. In 2024 alone, housing projects initiated by the state generated 5,287 direct and indirect jobs, contributing to a total of 13,749 jobs created over the past six years. These employment opportunities spanned various skill levels, encompassing skilled, semi-skilled, and unskilled labor, thereby positively impacting a wide range of citizens within the state. Furthermore, the housing initiatives have directly benefited 28,507 households as of December 2024, demonstrating the tangible impact of these projects on the lives of Lagos residents. This substantial job creation is a testament to the state’s commitment to leveraging the construction sector as a driver of economic growth and improved livelihoods.
Recognizing the importance of a skilled workforce in delivering high-quality construction projects, the ministry has prioritized capacity development for artisans in the built sector. Through the Master Craftsman Training Programme, over 500 artisans received comprehensive retraining in various construction trades, including plumbing, masonry, painting, carpentry, and electrical installations. This six-week program, conducted in partnership with consultants and the Lagos State Technical and Vocational Board, is certified by the Nigerian Institute of Building, ensuring adherence to professional standards. The initiative not only equips artisans with enhanced skills but also provides them with start-up tools, equipment, and work gear, further supporting their integration into the workforce. The program’s success is further bolstered by an understanding that contractors and development partners will prioritize hiring these trained artisans, fostering sustainable employment opportunities within the construction industry.
Beyond job creation, the Ministry of Housing has also made significant strides in resolving real estate disputes and recovering funds and properties. Through mediation efforts, the ministry successfully recovered N295 million and 20 properties. This proactive approach to dispute resolution underscores the ministry’s commitment to ensuring fair and transparent practices within the real estate market. The Lagos State Real Estate Regulatory Authority (LASRERA) plays a central role in this process, mediating disputes between tenants, land buyers, estate agents, land vendors, and property developers. By facilitating amicable settlements, LASRERA minimizes the need for costly and time-consuming legal proceedings, promoting a more harmonious real estate environment.
LASRERA’s mediation efforts have yielded impressive results, with 1,243 out of 1,580 mediated cases successfully resolved. This high resolution rate highlights the effectiveness of the agency’s approach in addressing real estate conflicts. While some cases required further mediation, were abandoned due to non-attendance, or referred to other agencies, the overall success demonstrates LASRERA’s commitment to providing accessible and efficient dispute resolution services. The agency’s mandate also extends to legal proceedings, with eight ongoing cases in various courts, reflecting its commitment to pursuing all available avenues to protect the rights and interests of stakeholders in the real estate sector.
These combined efforts in job creation, capacity building, and dispute resolution reflect a multi-faceted approach to enhancing the housing sector in Lagos State.
